New Notice Requirements under the Good Cause Eviction (GCE) Law, Effective August 18, 2024

Beginning August 18, 2024, all landlords in New York City must include the Good Cause Eviction (“GCE”) Notice with all leases, lease renewals, notices of rent increase, notices of nonrenewal, rent demands or any nonpayment or holdover petitions. This new requirement follows the enactment of the Good Cause Eviction Law on April 22, 2024 and applies to all landlords, even those exempt from the Good Cause Eviction Law.

The GCE law mandates that landlords incorporate this notice with every:

  • Initial lease,
  • Renewal lease,
  • Notice of rent increase or nonrenewal pursuant to RPL §226-c(1),
  • Statutory 14-day rent demand pursuant to Real Actions and Proceeding Law (“RPAPL”) §711(2), and
  • Petition pursuant to RPAPL § 741.

The GCE notice ensures that tenants are informed of their rights. The notice provides details concerning tenant protections and some of the reasons they can be evicted.

Landlords and property managers are urged to review and update their lease agreements to comply with this new requirement.. Failure to do so could result in legal challenges or penalties.
